What We Do

Spire Development Corporation is a fully-integrated real estate company offering a comprehensive package of services for residential, office, retail, and industrial projects. Our portfolio includes modern carwash buildings, mini-storage, industrial tilt-up projects and automobile dealerships.

Founded by Lawrence Green and Pete Rackow in 2007, Spire has grown by carving a niche market of one-of-a-kind projects in the Western Canada marketplace. Our expansion into residential has been driven by the strength and durability of our extensive commercial and industrial portfolio.

We specialize in developing high-performance buildings using the Passive House (Passivhaus) construction standard.

Spire advises on and participates in the strategic acquisition of commercial real estate. Our expertise includes acquiring development sites for sub-division, land sites that are sub-divided and ready for construction, and existing buildings for renovation, addition, or value-add purposes. We approach each acquisition for our clients as though it were for ourselves.

Within the Spire umbrella exists a comprehensive construction company utilizing union and non-union workers. Our in-house team is comprised of design and architecture, site supervision, project management, site superintendents, and labour. This connected structure allows us full control over the project as a whole.

Cost & Budget

Based on our extensive experience with a variety of project scopes throughout the Lower Mainland, we’ve gathered the knowledge required to accurately budget a project. With drawings generated in-house, we reach out to sub-contractors or service providers we have already established relationships with for an initial budget price. This will determine the viability of a project and set construction into motion.

Pre-Construction Planning

An in-depth study and analysis of each site will lead to efficient documents for use in later construction phases. We tailor a site plan for the development which encompasses such elements as parking and building ratios.

Construction Management

Available as part of a full project scope or as an individual service, we have the tools, relationships, and expertise to oversee the construction phase. Our team employs the latest software to guarantee this phase is cost and time effective.

Design Build

From designing to building, we remain involved in every aspect of your project to ensure your vision is realized. We are proficient in the latest computer technologies to create accurate Auto CAD drawings. This, in turn, is followed by a process that utilizes quality construction materials and innovative and reliable building practices to provide you with a design and structure that will endure.
