At the time of purchasing in 2013, this vacant retail and office building was in a serious state of deterioration. Despite this, there was significant underlying value in the location and land, and we were able to look beyond its current condition to its future possibility. With no building plans available, we faced a challenging renovation. But in less than five months after purchasing the property, we substantially renovated the building and acquired a lease (20,000 square feet with Club 16) due in large part to our broker network and the development incentives we were able to pass on to the tenant.
